What to expect when you build a custom home

Building a home is exciting and a little overwhelming the first time. Knowing the order of events, and where the big decisions land, makes it much calmer.

The big picture

Every build moves through the same stages: planning and financing, land and site work, foundation, framing, mechanical rough-ins, finish work and closing. Each stage has inspections, and the next one does not start until the last one passes.

Decisions you will make, and when

  • Before the build: land, floor plan, budget and finances.
  • Before framing: the layout details, windows, and exterior choices such as siding.
  • During rough-in: where outlets, lights and plumbing fixtures go. Moving them later is costly.
  • Before finish work: cabinets, countertops, flooring, paint colors and fixtures.

What can slow a build down

  • Weather, especially during site work and framing.
  • Land surprises such as poor soil, trees or utility connections.
  • Material or trade availability.
  • Late changes. Choosing finishes before the build starts keeps things moving.

Staying on budget

Decide on finishes early, ask for allowances in writing, and keep a cushion for the unexpected. On a cost-plus custom build you can see actual costs as they come in. Change orders (changes after work starts) should always be priced and agreed in writing before they happen.

Staying involved

Visit the site, take photos and ask questions. A good builder will welcome it. Shawn walks every stage himself, and you do a final walkthrough with him before closing.

Closing and after

After the final inspection, the construction loan converts to your mortgage (if you built on your own land) and you close. New SPK homes come with a builder warranty. Ask Shawn for the terms.

Frequently asked questions

How long does it take to build a custom home?

It depends on the size, design, weather and land. Shawn can give you a realistic schedule for your plan once he has seen the property.

Can I change my mind during the build?

Small changes are usually possible, but they can cost money and time, and the later they are, the more they cost. Finalize layout and finishes early.

Can I use my own plans?

Yes. SPK can build from your blueprints or fit one of its ranch or two-story plans to your lot.
